
This project covered the implementation of multi-tenant capability, tenant extensions, foyer renovation, daycare construction, meeting area expansion, and the conversion of the smoke pressure system across all 22 floors.

The works included the implementation of multi-tenant capability, including electricity, water, heat measurements, access, and doorbell systems. The foyer was renovated with a barista bar, employee showers, and a parcel station.
Additional measures included the construction of a daycare centre in the neighbouring building of approx. 900 m², the expansion of meeting and conference areas, and tenant extensions of approx. 960 m² per floor through zero/phantom planning.
The smoke pressure system was converted through the installation of three exhaust shafts across all 22 floors, each approx. 1 m². More powerful smoke extraction systems were also installed to support safe smoke extraction from the stairwells.
The renovation took place during ongoing re-letting, which meant construction progress was directly dependent on the rental situation. Complex fire protection measures had to be integrated into the existing high-rise building.
The project required a high level of coordination with tenants, architects, and executing trades, especially where tenant requirements, technical upgrades, and leasing decisions affected the construction process.

The role included project management on behalf of asset management, with management of the planning and execution teams. This included architects, building services engineering, and fire protection.
The foyer, including ancillary rooms and showers, was completed, along with the daycare centre of approx. 900 m² and 7–9 rental floors. The new smoke pressure system was successfully commissioned, supporting the building’s conversion for multi-tenant use.
