Project Scope

The measures included the renovation and adaptation of various retail spaces and the restructuring of the arcade. The restaurant space in the basement was expanded by approx. 2,000 m², including the creation of a ceiling opening with a diameter of approx. 20 m, along with the installation of stairs and an elevator.

Additional works included the renovation of various roof areas, relocation of a ball fountain into the public space, tenant improvements to office space, and renovation of apartments.

Project Requirements

All measures were carried out during ongoing operation of the passage. Public traffic had to be considered throughout the project.

The property included a listed building context, a hotel within the building complex, and various conflicts of interest. The project required a careful balance between modern commercial requirements and the existing character of the building.

Role and Responsibility

The role included project management on behalf of asset management and management of the planning and execution teams. This included architects, building services engineering, and fire protection.

  • Interface management between owner, tenant, specialist planner, and subcontractor
  • Coordination with the Monument Authority

Project Outcome

The planned retail spaces were converted, office space and apartments were occupied, and the restaurant area opened. The project successfully brought new commercial use into an active listed mixed-use property while maintaining ongoing operation of the passage.
